										<content:encoded><![CDATA[<p>The construction of  new housing units and all associated site development works, to provide a residential social development for Mayo County Council. The  dwellings comprise of detached and semi-detached 1-2 storey dwellings in separate residential blocks.  This project was completed using a public works contract designed by the employer, PW-CF5.</p>
<p>This project involved extensive groundworks due to the peatland nature of the site. The development of the site involved bulk oversite excavation to reduce site levels and filling due to poor ground conditions. A precast concrete culvert unit was installed to culvert the existing stream which traversed the site.</p>
<p>Sustainability Measures included Electric Vehicle (EV) charging outlets, air sourced heat pumps and EU Energy Efficiency appliances.</p>

										<content:encoded><![CDATA[<p>The construction of a mix of apartment and housing units to provide a residential social development for Limerick City and County Council. This project was completed using a public works contract designed by the employer, PW-CF1.</p>
<p>Public Realm Works consisted of attractive open spaces comprising hard and soft landscaping, privacy strips to front gardens, rear garden walls, street lighting, 83 no. car parking spaces, play areas, street furniture and adequate refuse disposal facilities.</p>
<p>External Works consisted of the provision of various types of retaining walls and boundary treatments, block subdividing garden walls, roads, paths, pavings and private garden landscaping. A pedestrian and cycle crossing was also installed to the external boundary wall of the site. New public utility services connections and upgrades and diversions of existing where necessary.</p>
<p>As part of the contract, an adjacent natural stone boundary wall, a protected structure, required underpinning, repointing and the stone capping was replaced.</p>

										<content:encoded><![CDATA[<p>Extension to St. Anne&#8217;s Community College, Killaloe, Co. Clare</p>
<p>St. Anne’s Community College provides post primary education for a population of over 500 students and remained in full operation during the construction works. This project involved the construction of a single storey extension to the rear of the existing secondary school which encompassed a fitted-out science laboratory, home economics room, dining hall, sports hall, staff room, classrooms, associated ancillary rooms, boiler house and full mechanical and electrical fit out.</p>
<p>The external works included the upgrade of site boundaries, front entrance gates and railings and repairs to existing stone wall boundaries. The construction of permeable paving car parking areas, internal courtyard areas with hard and soft landscaping, seating, public lighting, and all associated site services. In addition, the works also consisted of the upgrade of some of the existing school buildings.</p>
<p>Special Features<br />
The building was architecturally designed to a very high standard with many special features incorporated in the design to name a few, glulam in dining hall, Kingspan Karrier sheeting with cedarwood cladding, double glazed curtain walling, Porplastic indoor elastic gym flooring, rodeca panelling with high level sky light windows. Included in the internal dining hall finishes and fit out was glulam structural columns with a double glazed window façade fitted into same with a “Kingspan Karrier Sheeting” with a cedar wood overlay on 3 sides, with a Kingspan standing seam roof panels with a clipped on Mansafe system fitted to same along with a perforated acoustic metal sheeting to roof with radian panels.</p>
<p>Conservation &#8211; Estate Gate lodge and Stone Gate Piers<br />
During the construction of the extension a section of stone gate piers needed to be moved to allow better pedestrian and vehicular access. The Gate Lodge and Stone Gate Piers are part of the original curtilage of Clarisford Palace and as such they were treated as part of the Clarisford Palace Protected Structure of regional significance. The Clarisford Palace is a Detached five-bay three-storey over part-raised basement former Bishop&#8217;s Palace, built 1771-1779, with pedimented prostyle diastyle Tuscan portico to centre. During the 20th Century the estate has been subdivided by sale and redevelopment including the development of the current St. Anne’ s Community College. The movement of this coursed cut stone pier and gateway and random rubble walling involved employing a conservation specialist. The conservation work included consideration for how each stone is to be recorded/ marked, how stones are to be cleaned and stored and the specification for materials, mortar mixes, rebuilding and pointing for both the cut stone work and the random rubble wall.</p>
<p>St Anne&#8217;s Community College was nominated for the Education/ School Building Project of the Year at the Irish Building &amp; Design Awards 2019.</p>

										<content:encoded><![CDATA[<p>The Confucius Institute for Ireland is a beautiful, elegant building inspired by traditional Chinese architecture and situated on the campus of the University College Dublin. Designed by Robin Lee Architecture it remains one of our finest building projects. The building will provide a resource where Irish businesses and academia can develop stronger educational, cultural and commercial links between Ireland and China. This is an outstanding building and Glenman are very proud to have been a part of this project.</p>
<p>It consists of the construction of a freestanding 3-storey building which includes classrooms, seminar rooms, a 120-seat lecture theatre, library, atrium, gallery, exhibition centre, multi-media language facilities, academic and administrative offices, kitchen and restaurant. The project also included extensive siteworks within the site boundary. The exterior has an immediate powerful aesthetic impact on the visitor that reflects and accentuates Chinese culture. The interior is equally impressive with its unique design creating a sense of bright open space that also manages to feel intimate at the same time, creating an invigorating learning and work environment.</p>
<p>The building is an RC concrete frame with an aluminium glazed facade. Works were completed to a very high-quality design finish that includes:</p>
<ul>
<li>External natural Jura stone facade, double-glazed windows and gold anodized aluminium and cladding panels</li>
<li>Natural oak wooden panelling</li>
<li>Internal screens</li>
<li>Natural stone flooring</li>
<li>Atrium roof lighting</li>
</ul>
<p>External works included drainage, access routes, hard and soft landscaping, natural stone paving and Ballylusk pathways within the confines of the site.</p>
<p>Mechanical and Electrical services were carried out throughout the building including the installation of a building management system. The M &amp; E services include heating, plumbing, ventilation, water, fire alarms, telephone, data, access control, ventilation, lighting and power.</p>

										<content:encoded><![CDATA[<p>The construction of a high performance centre specifically for the Munster Rugby Team and adjacent extension of a multi-purpose 25m x 10m x 4m deep diving pool for the University of Limerick. The high performance centre consists of 3 storeys with a total floor area of 2,370m2 incorporating a reception, games room, changing rooms, commercial kitchen, equipment store, physio treatment room, gymnasium, recreation area, offices and meeting rooms.  The structure of the building is a cast-in-situ reinforced concrete frame with brick facade and curtain walling.  Alucobond cladding was installed at ground floor level at the main entrance.  The roof comprised a Parlon finish on a flat concrete cast in situ slab. The majority of internal wall finishes are high quality exposed concrete finishes.</p>

										<content:encoded><![CDATA[<p>Design and construction of a two form entry primary school to form an annexe to Plumcroft Primary School, situated approximately one mile away. The new building comprises a nursery, 14 classrooms, a specialist teaching room, multi-function double height main hall with facilities for assemblies, dining and P.E., full kitchen, staffroom and admin rooms. A basement houses the main plant room and a waste recycling room. Externally there is an excellent outdoor learning environment, surface parking and cycle stores.</p>
<p>Construction Methods<br />
• The three-storey building is constructed of part raft foundation to form the basement, with strip foundations to the remainder<br />
• The superstructure is a steel frame, with a ‘Metsec’ infill internally, and a ‘Bauder’ green roofing system<br />
• The building envelope is part brickwork, part zinc clad façade, and thermal efficient glazing<br />
• Internally, traditional metal stud partitions, pcc floors and suspended ceilings were specified</p>
<p>Design, Construction and Site Management Solutions<br />
The site was in close proximity to the Woolwich Arsenal Ordinance depot, and had constrained access, egress and very restricted parking for site staff and sub-contractors. The site was also adjacent to residential properties, so constant liaison with tenants and accommodation of their requirements was a permanent priority.</p>
<p>Plumcroft Primary School was awarded a BREEAM Excellent rating. The development was also the overall winner of the Education Estates Award 2019 under the category of Project of the Year – Schools.</p>

										<content:encoded><![CDATA[<p>The MacUilliam Heights project consisted of the construction of 28 social new build houses at Fortunestown Lane, Tallaght, Dublin 24 and all associated site works. The development consists of:</p>
<ul>
<li>Detached and semi-detached 2 storey dwellings in 10 separate residential blocks.</li>
<li>Houses were built to a turn-key standard.</li>
<li>The build required associated site works which included drainage works to service the development and connecting these works to existing public drainage services on the main MacUilliam Road.</li>
<li>Hard and soft landscaping which included front and rear gardens with paving, green areas and trees along with a large open green area surrounded with a random rubble sandstone wall and associated public lighting and paths.</li>
<li>Kitchen/ dining room areas have a fitted kitchen with gas boiler, stainless steel sink, laminated doors and associated ironmongery with a complimentary wall tile splashback.</li>
<li>Composite double-glazed windows and external doors.</li>
<li>Energy saving PV solar panels.</li>
<li>Alucast gutters and down pipes.</li>
<li>K Rend and brick facade finishes.</li>
<li>Driveways, surrounding footpaths and patios were all done with a selected permeable paving brick with associated brick kerbing.</li>
<li>External boundaries completed with a buff yellow brick, with a concrete precast capping.</li>
<li>All houses Part L &amp; M Compliant.</li>
<li>BER Rating A3</li>
</ul>
<p>The infill site was surrounded by apartment blocks to one side, to the rear of the site there were private dwellings along with an industrial estate, to the other side there was a specific housing project to address the needs of the travelling community, along with an open green area with playground, and associated amenities. All of the foregoing remained in constant use during the entire phase of construction.</p>

										<content:encoded><![CDATA[<p>Contract Type: Public Works Contract for Building Works Designed by the Employer</p>
<p>This building construction project consisted of the demolition and removal of 30 Existing Houses; the New Build Construction of 40 residential dwelling units, the refurbishment of 21 existing units and all associated siteworks and services at Gilmartin Road, Tuam, Co. Galway.  The site was located at Gilmartin Road, Tuam, Co. Galway and was an existing housing estate consisting of occupied and unoccupied houses.</p>
<p>Existing Building Activities<br />
There were occupied residential buildings nearby within the estate, which were part of the refurbishment programme. The works were carried out within the existing development. The area is an urban residential area. Gilmartin Road runs through the centre of the development, dividing the development into two main development sites, with further individual house refurbishment sites dispersed throughout the Gilmartin Road estate. Work commenced in January 2018, on a phased housing development and the first phase was handed over to Galway County Council in December of 2018.</p>
