<p>This project involved the construction of Ireland’s first National Centre of Excellence which comprises of a food innovation and incubator hub campus. This development was built on a greenfield site located on the Teagasc Mellows Campus in Athenry, Co. Galway.</p>
<p>The 28.000 ft² facility, spanning three separate buildings consists of;</p>
<ul>
<li>60 seat demonstration auditorium with a telescopic retractable seating system,</li>
<li>14 station Culinary Training Centre</li>
<li>Hot desk office areas including breakout rooms with soundproof booths</li>
<li>4 no. coworking food laboratories (commercial kitchens)</li>
<li>A showcase room</li>
<li>9 no. incubation units</li>
</ul>

<li>Roadstone Thermal lightweight concrete blockwork</li>
<li>Steel Structure for buildings 2 and 3</li>
<li>Fire Resistant Precast Concrete hollowcore floor units</li>

<li>Kingspan roof cladding with membrane</li>
<li>Double glazed aluminium windows and rooflights</li>
<li>External Roller shutter door for unit access and Aluminium Doors for side access</li>
<li>Internal Fireproof timber doors and Fireproof EMCO doors with Oak Veneer finish</li>
<li>Food-grade non-slip resin flooring</li>
<li>Passenger Lift</li>
<li>Food production areas finishes included Kingspan cold store panels for the internal walls and ceilings. There are insulated cold store doors in white to match the panels, with stainless steel fittings and flush panels and trims for hygiene reasons.</li>

<p>Public Realm Works consisted of hard and soft landscaping, bicycle and car parking spaces and adequate refuse disposal facilities. External Works included new vehicular entrances, new hard surfaced roads, paths, pavements, delivery/service yards, a single storey gas compound, two refuse compounds, a single storey electrical substation, switch rooms, utilities and drainage works. BIA Innovator Campus was constructed to comply with all aspects of the Building Control Regulations 1997-2015 and with the Code of Practice for Inspecting and Certifying Building and Works. The BER rating achieved on this development was B1. The Air Tightness achieved on the three buildings averaged from 1.67 – 4.94. This development also passed various acoustic tests.</p>

<p>After the initial demolition and strip-out works the construction works consisted mainly of the reconfiguration of the ground and first floor of an existing office area, mechanical and electrical installations, new partitions and ceilings, alterations to the raised access floor, new floor finishes, decoration and fitted furniture.</p>
<p>Works took place on 50% of the first floor of the building covering 748m2 of floor area.</p>

										<content:encoded><![CDATA[<p>The project involved the fit out of two regional offices for Irish Water. An office was fitted in both Goulds Hill, Mallow, Co. Cork and Lissanalta House, Dooradoyle, Limerick.</p>
<p>Blackwater House, Mallow<br />
The building was part occupied with tenants on the ground and first floor of the property. Works were carried out during normal hours with a high degree of contractor supervision. After initial demolition, the works consisted of reconstruction of partition walls, ceilings, furniture, fixtures and fittings, etc.. The works consisted of provision of new and upgraded mechanical and electrical installations. Communications, CCTV and other essential technologies were installed.</p>
<p>Lissanalta House, Limerick<br />
The works took place on part of the first floor of Lissanalta House, The area was occupied by Irish Water Staff and the remainder of the building was occupied by Limerick City and County Council. A high degree of contractor supervision took place during the works so as to ensure the areas are fully reinstated and handed back to IW each morning.Works included Alterations to the kitchen area, Installation of a new shower and changing area and demolition of two stud partitions to create an open plan office space.</p>

<p>There is a proportion of the building used for office space.</p>
<p>The original building consisting of 371m²  ground floor, and 872m²  first floor, was constructed on IDA land by Glenman Corporation on a Design, Build &amp; Finance contract and leased to blue chip economic operators.</p>
